THE STAGES OF F&B AND RETAIL MASTER PLANNING

SCHEME ASSESSMENT AND DEVELOPMENT OF INITIAL STRATEGY

Reviewing the current schemes and concept floor plans to understand the customer journey, and the development or expansion plans. Undertaking a city and site reconnaissance visit to assess the retail landscape, competitors, a gap analysis, analyze the target market (needs, aspirations and customer behavior) and propose an Initial F&B Strategy for the complete development or asset.

Project user groups, frequency of visit, strike rate on F&B and average spend by day part trade to forecast Market Potential (expected spend on F&B) across the development. Refine the F&B strategy based on projected turnover of F&B operators to recommend sustainable number of F&B tenancies (GLA) by category type. Recommend rental models for the F&B operators, to validate the IRR.

ANALYZING TRADE CATCHMENTS AND MAPPING CONSUMER BEHAVIOUR

Gathering and analyzing demographic, economic and social characteristics of a trade catchment through geo-location mapping. Collating and assessing customer density and travel behavior of target demographics within the primary and secondary areas of a project or competitor development, to understand consumer behaviour and validate the Demand Model.

 

STRATEGIC REAL ESTATE ANALYTICS FOR F&B AND RETAIL INVESTORS

Precision Forecasting for Retail and F&B Assets with 10 year Cash Flow Models. Due Diligence, including NPV, IRR, and Cap Rate sensitivity analysis to validate investment opportunities and targetted investment. Preparing Information Memorandum (IM) Support by converting cash flows, lease structures, and market risks into compelling, data-driven narratives for Investor-ready funding proposals to secure capital.  

Developing an F&B and Retail Positioning Statement for the food and beverage strategy, including each F&B cluster, detailing pillars of the F&B positioning statement and nominating an indicative F&B brand mix. Providing an Architect’s Brief for each F&B cluster with FOH and BOH requirements.

Mapping the customer journey and experience, and creating block plans and recommended spatial alterations (to refine further with the nominated architects), ensuring operators can maximize sales opportunities within engaging and experiential F&B destinations.
